Homeownership isn't static—your situation changes, and so do your options. This week, I want to walk through one of the most common questions I hear.

Refinancing Strategy
When refinancing makes sense for your situation
Refinancing isn't one-size-fits-all, and timing matters more than you might think. The decision depends on factors unique to you: how long you plan to stay in your home, what your current rate and loan terms are, and whether the potential savings justify the costs involved. Sometimes a refinance pencils out beautifully; other times, you're better off staying put. I've seen borrowers make smart moves by refinancing to shorten their loan term, switch from adjustable to fixed rates, or tap into their home's equity for major projects. The key is running the real numbers for your specific scenario rather than chasing what worked for someone else. If you're wondering whether a refinance could work for you, let's talk through the details together.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
