Hi there—I want to share something I've learned after years in this business. When it comes to mortgages, there's one number that matters more than you might think.

Home Affordability
Why your budget matters more than rates
When people think about buying or refinancing, they often focus on interest rates first. But here's what I see happen: a borrower gets excited about a rate drop, only to realize their monthly payment still stretches their budget too thin. The real question isn't "what's the lowest rate?" It's "what payment fits my life?" Your income, expenses, and financial goals should drive your loan decision—not the other way around. If you're shopping for a home or considering a refinance, let's talk about what actually works for your situation, not just what's available. I'd be glad to walk through your numbers and find an option that genuinely works for you.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
