When rates move, your options move too

Hi there. This week I wanted to break down something that comes up in almost every conversation I have: how sensitive your mortgage is to rate changes.

What changes when rates move

When interest rates shift, it doesn't just affect the rate itself—it touches your monthly payment, what price range you can comfortably afford, and whether refinancing makes sense. A half-point move can change your buying power by tens of thousands of dollars, or lower your payment by a meaningful amount if you're refinancing. The key is understanding how these pieces fit together so you can make decisions based on your actual situation, not guesswork. If you're thinking about buying, selling, or refinancing soon, a quick conversation can help you see exactly where you stand and what your options really are.

Let's walk through the numbers together and find the right move for you.

Tip of the Week

Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Tips for Homeowners

Understanding Mortgage Points

1.

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.

Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
