Picking the right mortgage for your goals |
Hi there. This week I want to talk about something that gets overlooked more often than it should: the mortgage itself, not just the rate.

Loan Programs
Which loan type fits your situation?
Not all mortgages work the same way, and picking the right one for your life matters more than most borrowers realize. Fixed-rate loans lock in your payment for the entire term—predictable and simple. Adjustable-rate mortgages start lower but can change over time. Some programs are built for first-time buyers, others for those with less-than-perfect credit, and some let you put down a smaller amount. The best choice depends on how long you plan to stay, what your budget looks like, and how comfortable you are with change. I work with borrowers every week who wish they'd understood their options better upfront. Let's talk about which program actually serves your goals. Give me a call or send a message—I'm happy to walk through what makes sense for you.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
