Hi there. This week I want to shine a light on something borrowers don't always think about until it's too late: choosing the right loan program for your life.

Loan Programs
Which mortgage program fits your situation?
Not all mortgages are created equal, and the right program for your neighbor might not be right for you. Some borrowers benefit from fixed rates that lock in predictability. Others qualify for programs designed to help first-time buyers or those with unique financial pictures. A few smart moves—like understanding what programs you're actually eligible for—can open doors you didn't know existed. The best time to explore your options is before you need them, so you're ready when opportunity knocks. I'd love to walk you through what's available to you. Reach out and let's talk about which program makes the most sense for your goals.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
