Your rate depends on more than you'd think

Hi there. Every week, I see borrowers surprised to learn that mortgage rates aren't one-size-fits-all. Here's what actually shapes the number you'll see.

Rate Environment

Why your neighbor's rate might differ from yours

Interest rates get all the headlines, but they're only part of your story. Two borrowers shopping on the same day can end up with different rates based on credit profile, down payment size, loan type, and property details. It's one reason I always recommend getting a personalized rate quote rather than relying on what you see advertised or what a friend paid last month. Understanding what moves your rate helps you make smarter decisions about whether to lock in now, shop around, or wait. I'm happy to walk you through how your specific situation affects your options.

Let's talk about what rate environment makes sense for your goals.

Tip of the Week

Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Tips for Homeowners

Understanding Mortgage Points

1.

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.

Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
