Should you refinance right now?

Sometimes the smartest money move is doing nothing at all. Other times, a change in rates opens a real opportunity—but you have to know which is which.

Refinancing Strategy

When a rate drop is actually worth it

Not every rate movement calls for a refinance. The real question is whether the long-term savings outweigh the costs and hassle of closing a new loan. That calculation is different for everyone—it depends on your current rate, how long you plan to stay in your home, and what's available to you right now. Some folks see a clear win; others find they're better off staying put. I run these numbers all the time, and it's worth having that honest conversation before you make a move. If you're wondering whether your situation makes sense to refinance, I'd like to walk through it with you.

Reach out and let me help you figure out if refinancing makes sense for your circumstances.

Tip of the Week

Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Tips for Homeowners

Understanding Mortgage Points

1.

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.

Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
