What happens to your mortgage when rates drop
A lot of homeowners ask me whether they're locked in to their current rate for life. The short answer: it depends on your loan type. If you have a fixed-rate mortgage, your rate stays the same no matter what happens in the market—that's the whole point of 'fixed.' But if rates fall significantly, you have the option to refinance into a new loan at that lower rate. It's not automatic; it's a choice you make. Some people refinance and save money on monthly payments. Others refinance to pull out equity or shorten their loan term. The key is understanding what options exist and running the numbers when the timing feels right. Understanding Mortgage Points

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.
|
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
