Why your mortgage payment might not move |
Hi there. One of the most common questions I hear is what rising or falling rates actually mean for the money that comes out of someone's account each month.

Payment Planning
What happens to your payment when rates change
A lot of people ask me whether a rate move will affect what they're paying each month—and the answer depends on where you are in your loan. If you have a fixed-rate mortgage, your payment stays the same for the life of the loan, even if rates climb or fall. That stability is one reason fixed-rate loans are so popular. But if you're thinking about refinancing or looking at an adjustable-rate loan, rate changes do matter. Refinancing locks in a new rate and payment based on what's available today. An ARM, by contrast, has a period where your rate adjusts—which means your payment can go up or down over time. Understanding how these work helps you pick the loan that fits your comfort level and your plans. Let's talk about which loan structure makes sense for what you're trying to do.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
