Life changes fast — a job change, inheritance, or shift in family plans can all affect what you're comfortable borrowing or how you want to structure your loan. The good news is that your options aren't locked in stone. Whether you're looking to lower your monthly payment, shorten your loan term, or adjust your strategy based on where you are now, it's worth revisiting the numbers with fresh eyes. I often find that borrowers don't realize how much their situation has improved since they first got their loan, or they haven't explored programs that might fit their current life better. There's no penalty in asking the question. If your circumstances have changed, I'd like to review what makes sense for you now.

Understanding Mortgage Points

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.
|
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
