Picking the right loan type matters |

Everyone's mortgage looks different on paper, and that's by design. The loan program you choose shapes your payment, flexibility, and long-term cost.

Loan Programs
Not all mortgages work the same way
One of the biggest decisions you make early on isn't about the rate—it's about the loan type itself. Fixed-rate mortgages lock in your payment for the entire loan term, which gives you predictability. Adjustable-rate mortgages start lower but can change over time, which works well if you're planning to move or refinance before the adjustment kicks in. Other programs have different rules around down payments, credit requirements, and how much house you can afford. The right choice depends on your timeline, risk tolerance, and financial goals. I'd be happy to walk you through how each option might fit your situation. Let's talk about which loan type makes sense for where you are right now.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
