What mortgage program makes sense for you? |
Hello,
There's a lot of confusion out there about mortgage programs—which ones exist, which ones you qualify for, and which one actually works best. I want to clear that up.

Loan Programs
Which loan program actually fits your situation?
There's no one-size-fits-all mortgage. Depending on where you are in life—whether you're a first-time buyer, a repeat homeowner, a veteran, or someone with a smaller down payment—different loan programs can make sense. Some offer flexibility on credit or reserves. Others reward you for a larger down payment or come with built-in protections. The right choice depends on your goals, timeline, and what you're comfortable with. I help borrowers match their situation to the program that gives them the best combination of affordability, terms, and peace of mind. If you're curious whether the program you're considering (or were told about) is really your best option, let's talk through it. Reach out and we can walk through what's available to you.

Tip of the Week
Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Understanding Mortgage Points
1.
One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
2.
Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.
3.
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
