Not all mortgages work the same way
One of the biggest decisions you'll make isn't just about the rate—it's about which loan program fits your situation. A fixed-rate mortgage locks in your payment for the entire loan. An adjustable-rate mortgage (ARM) starts lower but changes over time. Some programs require less down, others reward a larger one. Some are built for first-time buyers, others for people with unique financial pictures. The right choice depends on how long you plan to stay in the home, your risk tolerance, and what your budget can handle both now and down the road. I'd love to walk you through which programs might make sense for where you are today.

Understanding Mortgage Points

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.
|
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
