Hi there. This week I want to clear up some confusion I hear often about how interest rates actually affect your mortgage payment and what you should do about it.

Smart Money Moves
What happens to your payment when rates move
A lot of people ask me whether they should wait for rates to drop before refinancing or buying. The honest answer is: it depends on your situation. But here's what I always explain: when rates move, your monthly payment moves with them. Even a small rate change can add up to real dollars over the life of your loan. The flip side is true too—if rates work in your favor, you could save meaningfully. The key is knowing what your current situation looks like so you can make a decision based on facts, not guesses. If you're wondering whether a rate shift makes sense for you right now, I'm happy to walk through the numbers. Let's talk about what a rate change could mean for your specific loan.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
