Here's what I've learned: the rate matters, but your actual monthly payment—and whether you can comfortably afford it—matters more. A lower rate means nothing if the loan amount stretches your finances too thin. Before you fall in love with a house or start rate-hunting, take an honest look at what you can pay each month without stress. That includes the mortgage itself, plus taxes, insurance, HOA fees, utilities, and everything else. When you know your real number, you're in control. Understanding Mortgage Points

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
