When does refinancing actually pay off? |
Hello—it's time to talk about one of the biggest questions homeowners ask me: whether refinancing is really worth it. The answer isn't always yes, even when rates look attractive.

Refinancing Reality
When refinancing actually makes sense
Refinancing sounds simple in theory—you replace your loan with a new one, ideally at better terms. But the real picture is more nuanced. A lower rate is great, but refinancing also resets your loan term and comes with closing costs. Sometimes staying put is the smarter choice, even if rates drop. The key is running the actual numbers: how long you plan to stay in the home, what the new payment would be, and whether the monthly savings justify the upfront expense. There's no one-size-fits-all answer, which is exactly why it pays to sit down and look at your specific situation with fresh eyes. If you're wondering whether a refinance makes sense for your mortgage, I'd be glad to walk through the math with you.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
