Picking a loan program that fits your life

Hi there. One of the most important decisions in a mortgage isn't just the rate—it's the program itself.

Loan Programs

Finding the right loan program for your situation

Not all mortgages are created equal, and the right program depends on where you are in life. Some borrowers benefit from fixed rates that lock in predictability. Others qualify for programs with lower upfront costs or built-in flexibility. First-time buyers have options tailored to their circumstances. Homeowners with existing loans may find different programs work better on a refinance. The key is matching the program to your goals—whether that's stability, lower monthly payments, faster payoff, or something else entirely. I'd be happy to walk through which programs make sense given what matters most to you.

Let's talk about which loan program aligns with your goals.

Tip of the Week

Your mortgage interest may be tax-deductible if you itemize. Check with your tax professional to see if it benefits you.

Tips for Homeowners

Understanding Mortgage Points

1.

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.

Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
