When refinancing makes sense (and when it doesn't)
Refinancing isn't always the right move, even when rates shift. The real question is whether the benefit you'd gain outweighs the cost to refinance. Sometimes it does—if rates have moved enough, your credit has improved, or you want to change your loan term. Other times, you're better off staying put and keeping the loan you have. I usually encourage homeowners to run the numbers rather than assume. How long do you plan to stay in your home? What would your new payment look like? How much would closing costs be?
